Property/Land wanted.

We are looking for the following types of property/land for cash:

Sector 1:

​

  • Apartment size: 32sqm minimum

  • Building Type: any above 600sqm at minimum (prefer detached but not essential)

  • Land: 0.25 acres minimum 

  • Parking: must have existing on site parking, or ability to create parking

  • Location: central to amenities such as supermarkets, doctor surgeries etc Must be within 200m of a bus stop

Sector 2:

​

  • Apartment size: 40sqm minimum

  • Building Type: any above 300sqm at minimum (prefer detached but not essential).  No more than 3 stories unless with a lift.  Will need suitable outdoor garden space, ideally not overlooked

  • Land: 0.25 acres minimum 

  • Parking: must have existing on-site parking, or ability to create parking

  • Location: central to amenities such as supermarkets, doctor surgeries etc

Sector 3:

​

  • Existing Care Home Size: 30 – 100 beds range

  • Occupancy: ideally 80% plus historical occupancy rates

  • CQC Rating: minimum of Requires Improvement, but ideally want Good or Outstanding

  • Age of Building: Ideally 2010 onwards with EPC of C or better

  • Land: 1 acre minimum outside of city centre location.  Inner city location circa 0.75 acres minimum

  • Parking: must have existing on-site parking, or ability to create parking

  • Location: flexible subject to quality of stock

Sector 4:

​

  • Apartment size: 50sqm minimum

  • Building Type: any above 400sqm at minimum (Must be detached).  Preference for single storey.  Will need suitable outdoor garden space, not overlooked and with minimal noise/neighbours

  • Land: 0.3 acres minimum 

  • Parking: must have existing on-site parking, or ability to create parking

  • Location: fairly central but not in a built up area ideally.  As long as there is fairly good access to amenities within a couple of miles

Sector 5:

​

  • Building Type: detached house with minimum 5 bedrooms (size of bedrooms to be min 10sqm each).  En-suites preferred, but minimum of 1 bathroom per 2 bedrooms.  Large living/dining area plus additional communal space (could be outdoor such as cabin or garage to convert.  Will need suitable outdoor garden space, ideally not overlooked 

  • Parking: must have existing on-site parking, or ability to create parking

  • Location: central to amenities such as supermarkets, doctor surgeries, schools etc
