Are you an experienced Property Sourcer for the care sector, particularly when it comes to acquisitions of land and building suitable for elderly care developments?

As a Property Sourcing Agent, you will work 37 hours a week, which will see you enjoy remote working, with regular visits to potential land and building acquisitions, as well as company-wide meetings.

​

No two days will be the same as you will be accountable for sourcing both commercial and residential properties to be considered to be purchased and constructed into fit-for-purpose care properties in line with our regional & national demands.

​

It’s an exciting time to join Safe as Houses Care as we are growing and expanding the business. You’ll play an integral part in contributing to the ongoing pipeline of suitable property opportunities. This will be in line with care-related requirements highlighted by our national team of Business Development Managers.

​

You will join the Procurement team, which will see you assist the Head of Property Procurement in the initial appraisal of potential sites through requests, research and collating of required property data and reports, as well as supporting the first stages of the due-diligence process, prior to purchase and acquisition.

​

Additionally, you will work alongside the Business Development Managers to understand the needs of our care partners in specific areas. This will see you support the team by identifying properties which can be assessed against their needs and SAHPI`s own criteria.

At Safe as Houses Care, the successful sourcing, acquisition & construction of care-related property schemes is our core business and your role in identifying suitable opportunities is a vital part of our team.

What you will be doing:

As a Property Sourcing Agent, you will need:

  • Directly communicate and organise initial sites visits on behalf of the Head of Property Procurement and internal surveyor

  • Assist the Project Managers, in providing access to third-party site visits, such as valuations, surveys and Care Partners

  • Quickly form a solid understanding of the types of properties required for the construction of our Care schemes and be able to carry out extensive area searches online and via third-party property portals

  • Help and support our Research & Development department in highlighting potential target areas of market interest. You will be familiar with using the internet to accurately and extensively research property markets on a geographical basis

  • Build and maintain a good network of estate agency contacts, brokers and financial services contacts that will be instrumental in helping you identify suitable property opportunities for purchase prior to their commencement of marketing (off market)

  • Work closely with the Head of Property Procurement to consistently deepen your understanding of property types and areas of focus so you can improve the quality of the opportunities you pass to the business for review

  • Work to achieve targets set in terms of the number of properties identified monthly and understand how to adapt your search strategy to ensure it is met successfully

  • Must be target driven and highly motivated

  • Excellent relationship-building skills, including in-person, by phone and via electronic communications

  • Highly organised, be able to work under pressure

  • Flexible & Adaptable approach

  • Excellent IT skills - MS Office, highly competent with using the internet to research

  • Ability to act on own initiative, strong problem solver

  • Supportive work ethic

  • Contribute to a good team spirit

  • Previous experience as Property Sourcing Agent

  • Previous experience in land and building acquisitions within the care sector, particularly for elderly care
